Conditions, Covenants, and Restrictions (CC&R s)

"COVENANTS, CONDITIONS, AND RESTRICTIONS --CC&R's-- are specific restrictions that are assigned to specific properties. They are registered and recorded upon the deed to the property and are on file with the San Diego County Recorder's Office. They are typically more restrictive than the San Diego Municipal Code.  CC&R's ARE A PART OF THE TITLE REPORT that every buyer accepts during escrow and purchase of their property.
       They are legal and enforceable. They do not expire.

"FAILURE TO COMPLY AFFECTS YOUR NEIGHBORS AND ALL TIERRASANTANS BY DECREASING PROPERTY VALUES AND DIMINISHING THE ENJOYMENT OF PROPERTY OWNERSHIP.  DISREGARD FOR THE CC&R'S CAN ALSO CAUSE FRICTION BETWEEN NEIGHBORS AND ULTIMATELY LEAD TO CIVIL LITIGATION, PROPERTY LIENS, PENALTIES, AND FINES."
